Ask five neighbors what their screened porch cost and you'll get five very different answers. That's not evasion — it's the honest reality of a space that can be anything from a simple covered sitting area to a fully finished outdoor room you'll use nine months a year. Before you can land on a number, it helps to understand what you're actually deciding between. After 37 years and more than a thousand projects across Central Virginia, here's how we walk homeowners through it.
Why a screened porch costs more than a deck
A deck is a floor and a railing. A screened porch is a structure — and that's where the investment goes. You're adding a roof, a framed and screened enclosure, a finished ceiling overhead, and often electrical for fans and lighting. Each of those is real material and skilled labor on top of the deck underneath it. The upside: a screened porch also delivers far more use. It keeps the sun, rain, and Virginia's mosquitoes out, which turns a space you use occasionally into one you live in from spring through fall.
The choices that drive your investment
No two porches cost the same, because no two are built the same. These are the decisions that move the number most:
- Size and layout. The footprint is the foundation of the budget. A cozy 12×14 retreat and a 20×16 entertaining space are different projects. Layout matters too — a porch tucked under an existing roofline is a different build than one that needs its own new structure.
- Roof style. This is one of the biggest design-and-cost levers, and we build all three: a flat roof for a clean, modern, budget-friendly profile; a shed roof that sheds water and adds height on one side; and a gable roof — the classic peaked look that gives you a dramatic vaulted ceiling and the most finished appearance. Each changes both the price and the feel of the space.
- Screen system. Traditional fixed screen panels are durable and cost-effective. Convertible systems like Eze-Breeze let you swap screens for vinyl glazing and extend your season into the colder months — a premium upgrade that changes how long you use the porch each year.
- Flooring. A pressure-treated floor is the practical baseline. Trex composite costs more up front but never needs staining or sealing and carries a decades-long warranty — the lower-maintenance, longer-life choice most of our clients land on.
- The adjoining deck. Many of the porches we build step down to an open grill deck right off the porch — a place for the grill and the sun that keeps smoke and heat outside the screened space. It's one of the most popular additions we do, and it's worth planning for from the start.
- The finishing touches. Railing style, a finished tongue-and-groove or beadboard ceiling, recessed lighting, a ceiling fan — these are where a porch goes from functional to the kind of space that makes you want to stay out there all evening.
What you're really paying for
Here's the part price alone never tells you. A screened porch is attached to your home and lives through every Virginia season — summer humidity, winter freeze-thaw, decades of use. It's not a place to cut corners on who builds it.
Decks by DAK Construction has been building outdoor living in Central Virginia since 1989. We're Class A licensed and TrexPro Platinum certified — one of the highest certifications Trex awards, held by a small fraction of builders. We've completed well over a thousand projects across Charlottesville, Albemarle, Fluvanna, Louisa, Greene, Orange, and beyond, and we build with premium materials — Trex decking, quality screen systems, Westbury railing — backed by real warranties. When you compare quotes, you're not just comparing prices; you're comparing who's still going to stand behind the work in fifteen years.
